The objective of this inspection
The objective of this inspection is to establish the general condition of the building in order to identify the main deficiencies and possible risks that could influence the purchasing decision. This inspection is visual and non-invasive, focusing on essential elements affecting the safety and durability of building components.
During this type of inspection, our mandate essentially consists of inspecting and evaluating the condition of essential systems, including the exterior envelope, the visible elements of the structure, the interior fittings as well as the mechanical and electrical systems.


Comprehensive data collection
Before carrying out the inspection, we organize a kick-off meeting to discuss key aspects of the project. Data collection includes analysis of existing plans, previous inspection reports, maintenance documents, and previous plans and specifications. In addition, an interview with those responsible on site will allow us to retrace the history of the building and identify possible problems.
Initial inspection
Our specialized team will carry out an exhaustive visual inspection of the determining elements (including, but not limited to: roofs, facades, structures, mechanical and electrical systems). We will use non-invasive methods to assess the condition of the components, so that our analysis excludes the assessment of any hidden conditions or those requiring intrusive examination.

Our methodology is based on the ASTM E 2018-01 standard “Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process” guaranteeing a rigorous and standardized approach.

Pre-purchase inspection report
The pre-purchase inspection report will provide a detailed and objective assessment of the general condition of the building, highlighting the deficiencies observed and the elements requiring particular attention. It will include a technical description of the components inspected, accompanied by specific recommendations regarding corrective measures to be considered.


Additional option - Estimated costs of major repairs
As an option, and in order to provide you with an informed vision of the financial implications linked to the deficiencies noted in the inspection report, we offer an estimate of the costs of repairing the critical components of the building. This assessment is based on a rigorous analysis of the useful life of the elements inspected, their residual life and the estimated costs of the major works to be planned.
You have the possibility to choose the time horizon that best suits your needs, i.e. a projection over five (5) years, ten (10) years or fifteen (15) years. Each scenario will present a detailed estimate of the costs of the interventions to be planned, allowing you to anticipate major work and adjust your decision-making accordingly.
